Which residences are covered by the new “Renovate” program?
- Year of Construction: The property must have a building permit issued by December 31, 1990.
- Property Surface: Eligible are residences with a total surface area of up to 120 sq.m.
- Legality: The property must be legally existing (no outstanding urban planning issues).
- Property Status: It covers both closed properties (uninhabited for at least two years) and homes used for owner-occupancy.
- Use after renovation: The property must be used as a primary residence or be leased under a long-term rental agreement for at least 5 years.
- Leasing Restriction: The use of the property for short-term rentals (Airbnb type) is explicitly prohibited for a period of 5 years.
What is the subsidy percentage and who are the beneficiaries?
The basic aid starts at 80%, but increases cumulatively for special categories. Specifically, it provides:
- +5% for properties in island or mountainous areas.
- +5% for three-child families, large families, and households with persons with disabilities (PwD).
Thus, the subsidy reaches 90%, while the income limits (up to €25,000 for singles and €35,000 for married couples) make the program accessible to thousands of households.
Is short-term rental (Airbnb) allowed after the renovation?
Explicitly no. One of the most important commitments of the program is the prohibition of short-term Airbnb-type rentals. Subsidized properties must be used exclusively for owner-occupancy or long-term rental for at least five years from the completion of the works. The goal is to increase the number of homes available for permanent housing. 💡

The action focuses on functionality and aesthetics. Subsidies are provided for:
- Renovation of the bathroom and kitchen.
