Land Registry and Building Regulations: Everything in one click!

Land Registry and Building Regulations: Everything in one click!

What is changing in the Land Registry’s Digital Map? As of March 17, 2026, the maps.ktimatologio.gr platform is significantly upgraded. Through its interconnection with the Unified Digital Map of the Technical Chamber of Greece (TEE), users can now view cadastral data combined with the building regulations applicable to each land parcel. This innovation offers a comprehensive overview of a property’s urban planning potential within a single digital environment. 💡

What information is now available to citizens?

With the new service, any interested party can extract critical data, such as:

  • Building and coverage coefficients.
  • Maximum permitted height and number of floors.
  • Land uses and parcel suitability requirements (artiotita). The display of these elements directly on the land parcel ensures the absolute alignment of ownership with urban planning rules, enhancing transparency in the real estate market.

How do owners and professionals benefit?

The new feature “simplifies things” for engineers, investors, and owners, as it eliminates the need to search for information across multiple agencies. Property valuation is now faster, and investment planning is facilitated by reliable, open data. 💰

Are there limitations on the display of data?

Yes, the appearance of information depends on the availability of data on the TEE map. For example, building regulations do not appear in non-delimited settlements or areas outside the city plan. Additionally, if the information covers less than 10% of the land parcel’s area, the relevant indication is not displayed for accuracy reasons.
