30-year Home Renovation Program with Subsidies up to 80%

The government is planning a new program aimed at upgrading homes over 30 years old and the overall reshaping of the housing sector.

What does the program provide?

The plan includes subsidies for the renovation and energy upgrading of old residences. Income criteria will be increased, and there will be a cap on the square footage of the homes. The goal is for thousands of old properties that currently remain unutilized to return to the market.

Who will benefit the most?

The main beneficiaries will be:

  • Homeowners of properties constructed up until the early 90s.
  • New buyers interested in investing in older, low-value properties with the help of a state subsidy.

What is the expected form of the subsidy?

The program will provide for an energy upgrade covering approximately 20% to 30% of the cost of the works, and a renovation subsidy ranging from 60% to 80%, depending on the condition of the property and income criteria.

Will there be changes to the income limits?

Yes, the limits will be significantly expanded compared to the current “Spi-ti mou 2” (My Home 2) program, so that more middle-income families can be included. Simultaneously, a maximum limit on square footage will be set to exclude large and luxury residences.

What are the current limits in “Spiti mou 2”?

Currently, “Spiti mou 2” provides for an income of up to 20,000 euros for singles, 28,000 euros plus ,4000 for each child for married couples, and 31,000 euros plus 5,000 per child for single-parent families. In the new program, these limits are expected to increase to cover a larger percentage of citizens.

How does the program fit into the European strategy?

The action is part of the European policy for sustainable and affordable housing. The final details will be finalized in consultation with the European Commission, within the framework of the NSRF (ESPA) revision.

When is it expected to open for applications?

Applications will begin after February 2026, immediately after the current “Exoikonomo” program is completed.

What is the experience from “Spiti mou 2” so far?

To date, over 65% of the 2 billion euro budget has been committed, and approximately 11,000 loans totaling 1.25 billion euros have been approved. Most applications come from households with an income of up to 24,000 euros and from regional areas, a fact that shows the new program will significantly boost home renovations outside of major cities.
